Mystery of £1m land offer

Long-standing plans for a service station complex on the outskirts of town have been revitalised after a £1 million offer was made on the site.

The seven acre development land is located on the A41 opposite the roundabout for the Audley Avenue Industrial Estate.

Independent estate agents Butters John Bee is advertising the offer this week from the mystery developer, in case anyone else may wish to place a bid.

Plans for the complex, including a petrol station, motel and lorry park were first touted in 1998.

Permission was eventually granted in 2007 but the owners were forced to re-submit the plans in December last year.

They were passed a second time by Telford & Wrekin Plans Board in February.

Estate agent David Weston, who is handling the site, would not reveal the name of the bidder but said they were looking to utilise the planning permission on site.

He said: “The land has been on the open market and we have interest from one or two clients and an offer from another.

“The contracts have not been exchanged but our current client was required to advertise the matter and it is now in the hands of solicitors. We would expect the deal to be processed in four weeks.

“The new developers are obviously confident they have the right people in place to make use of the land.

“They could develop the whole thing or split it up and sell it on to various parties. As far as I’m aware they will be looking to develop it in line with the planning permission which has already been granted.

“We have been approached by a number of developers in the past, including supermarkets, but they decided the planning arguments would not be worth their while.”

The site, which was last used agriculturally, is now unused and overgrown.

Standing planning permission includes an eight pump petrol station, a 425 square metre forecourt shop, car wash, 41-bedroom motel, large restaurant, tourist information centre and a 40-space lorry park.

Access to the site would be via a new fourth arm to the existing roundabout by Focus DIY.

The current owner of the land is believed to be Denis McKoy but Butters John Bee would not confirm this.

A restaurant and hotel complex is currently being built at the nearby Mere Park Garden Centre.
